How long does a roof last?
It depends on the material and the climate — asphalt shingle roofs commonly run twenty to thirty years, and metal and tile considerably longer.
There is a leak — what should I do first?
Move what is underneath, contain the water, and call. Photograph the damage before anything is cleaned up; it makes an insurance claim much easier.
