Lifespan Estimates & Condition Reports
Lifespan Estimates & Condition Reports
A lifespan estimate and condition report gives you a clear, documented picture of where your roof stands right now and how much service life is likely left in it. Instead of guessing, the assessment relies on direct readings, imaging, and physical checks of the roof assembly, so decisions about repair, coating, or replacement are based on what is actually happening under the surface.
How We Look at Your Roof
- Drones with Thermal & High-Res Cameras — aerial imaging that finds trapped moisture and surface damage without foot traffic on the roof.
- Handheld Infrared Cameras — thermal scans from inside and out that reveal wet insulation and hidden leak paths.
- Moisture Meters — direct readings that separate a genuinely wet deck from an old stain.
- Core Sampling Tools — test cuts that show how many roof layers are present and how much wet insulation is really there.
- Wood Moisture Meters — checks on decking and framing to identify what is sound and what has deteriorated.
- Aerial Measurement Platforms (EagleView) — exact roof measurements that support accurate reporting.
What You Receive
Findings are organized into a written condition report, with photo documentation through our field app so you see the same images we do at each point of the roof. This record is useful for planning maintenance, budgeting for future work, or supporting a property sale or insurance conversation.
