Roof Coatings
Roof Coatings
A roof coating is a fluid-applied layer — often silicone, acrylic, or elastomeric — that goes over an existing roof surface to renew weather resistance without a full tear-off. It's a common option for flat and low-slope roofs, including TPO, EPDM, PVC, modified bitumen, and built-up systems, where the existing membrane is sound but the surface has aged or begun to show wear.
How We Evaluate Before Coating
- Moisture Meters & Core Sampling Tools — direct readings and test cuts that confirm the deck and insulation underneath are dry before any coating goes on.
- Drones & Handheld Infrared Cameras — thermal imaging that flags trapped moisture or hidden damage a coating alone would only seal in.
- Photo Documentation App — time- and location-stamped photos through the process, so you see the same roof condition we do.
Preparation & Application
- Pressure Washers & Soft-Wash Systems — low-pressure cleaning that clears moss, algae, and debris so the coating bonds to a clean surface.
- Seam Rollers & Probes — existing seams checked and rolled before coating, so no weak spot gets covered over instead of fixed.
- Airless Sprayers, Rollers & Squeegees — even, full-thickness application across the roof field for consistent coverage.
