Chimney & Skylight Leak Sealing

Chimneys and skylights are two of the most common places a roof lets water in, because both interrupt the roof deck and depend on flashing and sealant rather than shingles alone to stay dry. When step flashing lifts, sealant cracks, or mortar around a chimney crown opens up, water can travel along the deck well before a stain ever shows up on a ceiling below.

Where These Leaks Usually Start

  • Chimney flashing and crown — step and counter flashing separate or corrode over time, and cracks open in the crown or mortar joints.
  • Skylight curbs and seals — sealant around the frame shrinks with age, and flashing at the curb corners is a frequent entry point.
  • Surrounding roofing — shingles or membrane butted against either feature can fail before the rest of the roof does.

How We Track Down and Seal a Leak

  • Infrared and drone imaging — handheld infrared cameras and thermal drone imaging locate trapped moisture around the chimney or skylight without disturbing the roof.
  • Moisture meters and core sampling — deck readings and test cuts, when needed, confirm how far water has actually traveled.
  • Flashing and sealant work — portable sheet metal brakes, hand seamers and tin snips let us form new flashing on site, set with caulking guns and heat guns for a proper bond.

This work connects with our chimney flashing, crown and cap service and our skylight installation and repair service, and every step is documented with time- and location-stamped photos so you see the same findings we do.
