Modified Bitumen

Modified bitumen is a layered, asphalt-based roofing system built for low-slope and flat sections of a roof. It's typically installed in overlapping sheets that are torch-applied, heat-welded, or adhered, and it's a common choice where a roof needs a durable, multi-ply membrane rather than a single sheet. Homeowners and property managers usually look into it when a flat or low-slope section is aging, showing seam separation, or due for replacement as part of a larger roofing plan.

How We Approach a Modified Bitumen Roof

  • Controlled torch application — our propane torch kits allow heat-applied modified bitumen layers to be set with consistent, controlled heat across the field.
  • Seam verification — every seam is checked with seam rollers and hand probes before a flat roof is considered finished.
  • Layer and moisture assessment — core sampling tools and moisture meters let us see how many existing layers are present and whether insulation underneath is wet before new material goes down.

Finding Problems Before They Spread

  • Aerial and handheld thermal imaging — drones and handheld infrared cameras locate trapped moisture under a modified bitumen surface without walking the entire field.
  • Documented progress — photo documentation apps record each stage of installation or repair, time- and location-stamped, so you can see the same images we do.

Modified bitumen work fits alongside our other flat and low-slope roofing services, including built-up roofing, single-ply membranes, and roof coatings.
