Sealant & Caulking Renewal
Sealant & Caulking Renewal
Sealant and caulking around flashing, skylights, chimneys, pipe boots and vent collars break down over time from sun exposure, temperature swings and simple age. Once a bead cracks, shrinks or pulls away from the surface it was bonded to, water finds a way in long before a visible leak shows up inside. Renewing these details is routine maintenance that protects the roofing system around every penetration and transition point.
What We Check Before Renewing
- Handheld Infrared Cameras — Thermal scanning that flags wet insulation or a hidden leak path near a penetration before we touch the old sealant.
- Moisture Meters — Direct readings that tell us if a failed seal has already let moisture into the deck below.
How the Work Is Done
- Caulking Guns & Heat Guns — Old, cracked sealant removed and new material applied at the right temperature so it bonds properly and cures as intended.
- Tin Snips & Hand Seamers — Used alongside sealant work where a flashing edge needs reforming to seat correctly before it is resealed.
Keeping You in the Loop
Every penetration we reseal is documented with Photo Documentation Apps (CompanyCam), time- and location-stamped, so you can see the same before-and-after photos we do. Sealant and caulking renewal pairs well with a broader roof inspection, since the same access points often reveal other small issues worth addressing at the same time.
